Description Villa Gessata is a characteristic stone-built farmhouse recently restored to the highest standard and converted into a comfortable vacation villa. This deluxe country house is situated in a peaceful rural setting, between the medieval village of Castellina Marittima and the charming Tuscan coast. The villa offers great positioning for visiting the most famous Tuscan cities and beaches including Pisa, Chianti and the Maremma coastal district. In addition it is an important Etruscan historical site and no end of excavations can be found close by. Meanwhile the seaside resorts of Cecina and Castiglioncello with their white sandy beaches are only 10 km away. The villa has been finely renovated in typical, local country style with stone walls, wooden beams and rustic, antique furniture throughout. Modern comforts including en-suite bathrooms, internet and air-conditioning have been added for the needs of today's travellers. The ground floor area is dedicated to daytime living whilst all the sleeping accommodation is on the first floor. The owners who occupy the property during the winter time have closed off a further bedroom and bathroom on the first floor. The gardens and lawns are well maintained and the large in ground swimming pool (12m x 5m) is a popular destination after excursions or returning from the beach.
Position The villa is approximately 7km from the seaside as the crow flies and 10km by car. A brief gravel road (approx 1km) leads from a secondary local road to the gates of the property. Undercover parking is available. Distances - Nearest shops, restaurants - 2km

Refundable security deposit A refundable security deposit of €1,000 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is from mid May to the end of September;
Services included and extras: - Final cleaning is an extra payable locally in the amount of €200 per week and not included in weekly rental.
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Additional maid service can be requested at a cost of €18 per hour
- Electricity is included in villa rental up to 150Kw. Additional consumption is charged at the rate of 30 cents per Kw
- Heating, if required, is payable on the basis of consumption of gas at €5 per m3
- Kitchen gas and water costs are included
- High chairs and cots are available at an additional cost of € €50 per week
- Internet is available through a 3G USB wireless connection and is payable apart. Charge information is available on application (to recharge the key)
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;
