DescriptionThe accommodation at this country home is comfortable and welcoming, adorned with plenty of beautiful prints, vases, books and rugs. The house accommodates ten people comfortably and is arranged over three floors. On the ground floor is the main lounge room, with beautiful oriental rugs and a marvellous open fireplace opening onto the garden. Adjacent to this, are a drawing room and large dining room leading through to a very large country style kitchen. It has a large breakfast table, fireplace and an Aga stove as well as electric oven and conventional stove. Beautiful Vietri tiles add colour and brightness to this fantastic ambiance, where the owner would be available to prepare lunches or dinners - on request. Outside the kitchen is a vine covered patio for outdoor meals or enjoying the magical views of the surrounding countryside. Also on the ground level are a laundry, a bathroom with shower and a pantry. Stairs lead up to the first floor with its 3 bedrooms (1 double bed + 2 twin/double rooms), bathroom with jacuzzi and bathroom with shower. The master bedroom suite has three sets of windows with a private bathroom with shower whilst the other two bedrooms have twin beds, which can be joined to make doubles and share a bathroom with tub. There is also a cosy reading room. Stairs lead up to the second floor decorated with rustic beams. There is another reading room with fireplace, adjacent to a parlour leading to a double bedroom with private bathroom and tub and another master suite furnished with fireplace, a spacious wardrobe and a bathroom with tub.
All bedrooms and bathrooms are comfortable and roomy. The house is built with thick stone walls, which maintain a cool temperature in summer and a warm and cosy indoor environment in winter, making your stay comfortable in any season. A covered portico at the rear of the property and overlooking the swimming pool provides a further area for alfresco dining or evening aperitivi, and the cabana beside the pool is a lovely area for reading and gazing across the countryside.
PositionVilla Ginesia is just outside the village of San Ginesio. Large gates provide access off the small asphalted country road into the parking area of the villa. Distances - Nearest shops - San Ginesio - 3.5km

This locality
 Sibillini
The Sibillini area is approximately 50km inland from the coast in the south of Le Marche region. Whilst the highest peaks inside the park reach up to 2400m, the surrounding areas are at a refreshing altitude of around 300m - 500m providing an extremely comfortable climate from spring to autumn. The landscape is predominantly rolling hills with patchwork paddocks of olive trees, vineyards, sunflowers and other colourful crops.
In the area there are endless small medieval villages to discover and there are limitless nature trails to discover.> more

Special Notes for Villa Ginesia
Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of €750 is payable on arrival at the villa (can be in equivalent $US or £GBP). The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Final cleaning is included in weekly renta;
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €25.00 per bedroom;
- Additional maid service is available at €10 per hour
- Electricity and utilities costs (except heating) are included in weekly rental.
- Heating (if required) is an extra and charged according to use of energy
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
Other information - The season for pool opening is June to September;
- Baby sitting services can usually be organised locally by the area manager;
- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
