Description Villa Noce is situated on a ridge in the thousand year old hamlet of Palazzuolo overlooking the Pesa valley in the Chianti Hills between Florence and Siena. It is surrounded by a large garden with olive trees, roses and Mediterranean plants and has a large swimming pool and courtyards which are ideal for relaxing outside in fine weather. The villa is beautifully furnished with antique and designer pieces and sleeps up to 11 persons in 6 bedrooms all with en suite bathrooms. The floors throughout are of handmade traditional terracotta tiles and all of the villa's arches, windows and doorways have been maintained from the original structure of the house. Air conditioning has recently been installed. The ground floor main entrance opens through the villa's original doorway into a large entrance hall with antique benches and furniture which makes it virtually a ground floor sitting room. The hall opens through to a large dining room with a table that can expand to 4.5m in length. This room also gives with access to a large walled terrace furnished for dining in groups of up to 20 guests. There is also a door into a large kitchen, equipped to a professional standard. Half way up the stairs to the first floor there is a small office area with internet connection for keeping in touch. The villa has two lounges on the first floor, with comfortable settees and armchairs, enormous arched windows enjoying a view of the cypress lined drive, satellite television, dvd, cd player. In the larger lounge there is an original stone fireplace with the family coat-of-arms. The four principle bedrooms on the first floor are of equal (superior) standard whilst the fifth is a single bedroom (with en-suite) and the sixth a childrens room (with separate bathroom). The villa is equipped with satellite television, CD stereo and internet connection. The villa has a large garden(2ha) with lawn, roses and olive trees and a gazebo covered by ornamental vines housing a table which is 4 metres long and ideal for alfresco meals. The area is illuminated and there is a large marble table and a little kitchen where you can prepare food. The swimming pool (7m x 5m) area is completely enclosed with a gate which can be locked for the safety of children. On the lawn next to the pool there is a shaded gazebo furnished with table and chairs and an array of sunbeds to choose from. There is a changing room at the pool which has a fridge for keeping drinks cool. At the edge of the garden there is also little wood where it is possible to relax on hammocks under the shade of the trees.

Refundable security deposit A refundable security deposit of €1,000 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is from mid May to September;
Services included and extras: - Cleaning - included in the villa rental amount are mid week cleaning twice per week in high season and final cleaning (all seasons)
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Electricity consumption is included in villa rental as are other utilities with the exception of gas for heating
- Heating, if required, is payable on the basis of consumption of gas
- High chairs and cots are available at an additional cost of € €50 per week
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;
