Description San Giustino is a quiet, completely authentic Tuscan village, where the evening sun greets folks walking about their town during the passeggiata, chatting with each other or enjoying gelato, aperitivo or grabbing some goodies for dinner. The village has a wonderful selection of specialty and general food stores stocking the best of local cheeses, prosciutto, bread and, of course wine. As an alternative there is a good choice of restaurants and trattorias serving mainly typical Tuscan dishes to choose from. Villa Artisti is located just 1 km from the centre along a quiet road leading to several villages in the hills. There is very little traffic on this road and it becomes unmade after the first hamlet. (3km past the villa). The property has large entrance gates leading up to the front of the villa. Cars are only admitted for dropping off or picking up luggage as a large carpark is provided behind the villa. A gravel driveway leads up under three towering cypress trees to the entrance of the villa with its large reception hall and adjacent art gallery and breakfast room. Three apartments occupy each of the first and second floors, whilst the third floor has 3 B&B rooms. An adjacent building within the property at 25m from the main villa has three further apartments. All of the apartments are unique in styling and layout with pleasant views and each is equipped with self-catering facilities. The grounds in which the villa is set are impeccably maintained and the generous sized pool offers a cooling retreat after excursions or on a lazy day around the villa. Off to one side there is a large natural wood with several sets of rustic furniture so that groups can enjoy a picnic, barbeque or swing in the hammock.
Position Villa Artisti is situated 1km along a quiet road from the centre of San Giustino. It is easy to find and in a very convenient area of Tuscany. Apart from the many historical, cultural and artistic features of the area, are factory outlet stores of Prada, Gucci, Fendi, Armani, Valentino, Dolce & Gabbana. Villa Artisti - 2+2 b One bedroom standard suites are spacious and have a large lounge with sofabed and a kitchen in a cupboard, a large bedroom and bathroom with shower (no baths). Guests are welcome to use the outdoor common areas where tables have been set up under the large cypress trees or in the woods for alfresco dining or picnics.

Villa Artisti - 4+2 a The Caravaggio apartment on the second floor has 100 square metres of internal space including a large master bedroom with open fireplace and easy chairs. In the lounge / dining room there is a table for six people, a double divan (bed) and upstairs in the loft is a further bedroom with two single beds that can be joined. The apartment can be rented with the Boticelli apartment which has an internal interconnecting door, providing further accommodation for four people.

Villa Artisti - 4+2 b The Piero della Francesca apartment occupies the entire second floor of the independent villa at 25m from the main villa. The apartment has a special cosiness with windows on three sides, a raised corner fireplace and two comfortable bedrooms.

Villa Artisti - B+B Villa Artisti has three bed and breakfast bedrooms for rent on a nightly basis. The rooms are finely furnished and occupy the attic of the villa. For multiple day stays, the rooms are serviced daily and a sumptious breakfast is servedincluded in the morning. There is a roof terrace furnished with tables and chairs for the exclusive use of guests of the B&B.

Special Notes for Villa Artisti - Italy 2012 prices are provisional and may be revised, however most owners will accept bookings at 2011 prices until the new prices are confirmed. Please send an enquiry and we'll respond with a firm quote. Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of €100 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 16:30 (3:30pm) and 19:00 (7pm). Departure is by 10:30 on the day of departure.
- The season for pool opening is mid May to the end of September;
Services included and extras: - Prices are inclusive of final cleaning, water, gas, electricity and swimming pool use. B&B rooms include daily cleaning and breakfast;
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- High chairs and cots are available. Please apply for the costs of hiring;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;
