Description The restoration of the casale into two rental apartments has been carried out with great respect for the original style and character of the old farmhouse, preserving the major features and its spacious and comfortable rooms. All rooms have exposed timber beams in the ceilings and Tuscan cotto tiled floors. The furnishings are comfortable and rustic in style, including some nice antique furniture and lovely prints. Each of the two apartments is quite separate having entrances on opposing sides of the villa and occupying two floors each. The kitchens are well equipped and each of the apartments has ample dining space internally. The country side surrounding the house is very beautiful and the swimming pool (6 x 12m) is situated in the middle of a large lawn (3000sqm) surrounding the house. There is a pergola furnished with a table and chairs, sunlounges and other furniture around the pool which is set in a panoramic position overlooking the vineyards.
Position Access to the Casale Moretti is via a private, gravel driveway of approx. 600 metres. Distances - Palazzone - 2 km (general stores, restaurant and post office)

 Palazzone
Palazzone is a small characteristic Tuscan village in the hills below San Casciano dei Bagni. A tiny centre with just two cafes, bars, some well stocked general stores, post and some excellent local wine cellars, it has everything one could wish for on a self-catering holiday. The village is practically closed to traffic being a medieval town with very narrow roads. As a result the central piazza is a lively place for locals to meet for a coffee and converse. The local area has sport fields, tennis courts and some lovely country walks. Special Notes for Casale Moretti in Palazzone, South Tuscany, Italy 2012 prices are provisional and may be revised, however most owners will accept bookings at 2011 prices until the new prices are confirmed. Please send an enquiry and we'll respond with a firm quote. Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit (€250 for San Giovese, €250 for Canaiolo) is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is mid May to the last Saturday in September;
Services included and extras: - All cleaning fees are included in the rental of the property. In medium, high and peak seasons, mid week cleaning three times is included, whereas in low season, only Saturday and final cleaning is included;
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Additional maid service can be requested at a cost of € 15 per hour;
- Telephone calls and internet connection will be based on consumption at 30 cents per unit;
- Electricity and other utilities (except heating) are included in the villa rental price;
- Heating, if required, is payable on the basis of consumption of gas;
- High chairs and cots are available at an additional cost of € €25 per week;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;

San Casciano dei Bagni is a lovely small village and thermal spa area in the hills of the Chiana valley. The picturesque village is surrounded by typically tuscan landscape - rolling hills, olive groves and lovely pencil cypress trees.
