Description

La Capriata is a rural farmhouse sitting on a large property with generous outdoor areas in the heart of Tuscany. Furnished in a rustic style, the farmhouse has retained many of its traditional characteristics with the addition of some modern comforts, including a billiard table.

Outside the villa, a cotto tiled patio gives onto a large lawn with tall trees to provide a shady area in the vicinity of the pool. In the distance hilltops covered with olive trees complete the picture of relaxation.

This is an ideal holiday villa for groups wanting a relaxing and private environment with the possibility of al fresco dining and lounging around the pool. For excursions, La Capriata is located at strategic distance from the most attractive towns of Siena, Montepulciano, Pienza and many smaller but no-less-interesting ones.

The upper level of the property is reserved for the exclusive use of the owners who occasionally spend weekends there when it is not occupied.

Rental villa La Capriata is situated in the heart of the south of Tuscany near the town of Contigliano. The farmhouse is accessed 800 mt up a private unmade road.

Refundable security deposit

A refundable security deposit of € 300.00 is payable on arrival at the villa (can be in equivalent $US or £GBP). The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

Additional services and charges - payable locally on arrival (in Euros):

• Final cleaning fees of €10 per person are additional and are payable locally on arrival at the villa;
• One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
• Late arrival fees. We will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
• Electricity costs are included in the villa rental price;
• Heating (per week if required) - according to use of gas or electricity.

Other information

• The season for pool opening is mid May to the last Saturday in September;
• Baby sitting services can usually be organised locally by the area manager;
• Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
