Description

A small gravelled country road leads from the entrance to the estate up to Villa Caccia and is only used by the guests of the villa and the service staff who assist in the maintenance of it. A lovely terraced lawn at the rear of the villa provides a perfect opportunity for alfresco meals and overlooks the splendid views of the fields and lake towards the C13th abbey at the heart of the property. On a slightly higher level adjacent to the front of the villa is a lovely swimming pool in deep green hues so as not to interrupt the loveliness of the natural environment.

Lined by fragrant lavender plants, the walkway along the front of the villa leads to a number of doors opening into the lower level “day” zone of the house where there is a lovely open plan living and dining room decorated in a comfortable country style, a very modern kitchen with the latest appliances and equipment and a service bathroom. There is also a double bedroom on this level with an en-suite bathroom (shower).

Stairs lead up to the first floor where there are a further three bedrooms with en-suite bathrooms (two with baths, one with shower), each enjoying spectacular views of the forest and surrounding countryside. The bedrooms are made up as one double and two twins, however there is flexibility to make them up as required.

Within the property there are 70km of walking trails and over 400hectares (900 acres) of forests to explore on the undulating hills. Over the back of the hill there are some of the best views of Tuscan landscapes over the Val D’Orcia and Crete Senese. The nearby towns of Sarteano, Radicofani, San Casciano and Cetona provide a healthy excursion itinerary and each has a vibrant calendar of summer celebrations.

Villa Caccia is located between the towns of Sarteano and Radicofani, just 10 minutes from the A1 motorway going from Rome (south) to Florence (north). The entrance from the road is on approximately 2km of well prepared gravel roads.

Sarteano

Sarteano is situated in southern Tuscany at the northern end of the Val d'Orcia. Being just over half way between Rome and Florence (less than 2 hours to either) and just off the main A1 motorway, it is a convenient holiday location. At 573 metres of elevation the classic hill town is situated on a spur of Mount Cetona. The top of the hill is occupied by a castle dating back to around 1100 and the towns municipal pool is fed by thermal springs of which there are many in the area.> more

Refundable security deposit

A refundable security deposit of €500 is payable on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

Additional services and charges - payable locally on arrival (in Euros):

• A expense reimbursement of €200 .00 per week is payable on arrival at the villa. This fee reimburses the expenses of  final cleaning, linen, water, electricity and kitchen gas. It includes midweek cleaning on Mon, Wed and Fri with a change of linen on Wed.
• Additional changes of linen can be requested and will be charged at €12.00 per change per person;
• Heating (if required) is an additional cost based on the consumption of gas;
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

Other information

• The season for pool opening is from mid May to mid October;
• Swimming pool towels are provided;
• Wireless internet connection can be obtained from the reception area (near the monastery)
• Unfortunately barbecues are not allowed due to the risk of fire;
• Baby sitting services can usually be organised locally by the area manager;
• Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.

Castiglione del Lago

Castiglione del Lago on Lake Trasimeno is a lovely medieval village on a promontory and has a beautiful square and cobbled streets. The old town perches above the lake on a rock promontory inside its preserved walls and is surmounted by a renaissance castle.

Boat trips are available daily to Isola Maggiore, and from there to Isola Polvese (a nature reserve) and Passignano sul Trasimeno.

Castiglione has attractive free beaches, restaurants, bars and excellent shops, as well as an unrivalled atmosphere. It is a centre for culinary delights. Free parking is available outside the city walls. There are swimming pools nearby and an excellent supermarket on the outskirts of the town.
