Description Villa Bagio is situated 1km up a private driveway inside a large agricultural estate. The villa overlooks classic Tuscan scenery of rolling hills patchworked by fields of wheat, grapevines and olive groves. A large lawn area with shady trees surrounds the villa which has a large open veranda equipped for alfresco dining. The swimming pool adjacent to the villa is totally private and solar heated which greatly extends the period in which it can be used. Internally, the villa is styled with large archways made of cotto brick and sturdy local stone that separate the various living areas. It is an ideal villa for entertaining and comprises various spacious living and dining areas which are comfortably and elegantly furnished. The lounge rooms have comfortable sofas and period side tables set around a large fireplace. The main dining room has a long table, perfect for 20 guests adjacent to a well equipped and very large kitchen (ideal for cooking courses). The villa offers all modern conveniences including air-conditioning and Internet connection. The swimming pool (7m x 12m, 1.6-2m deep) is surrounded by a solarium furnished with sun-lounges and chairs.
Position The entrance to Villa Biagio is through electronically controlled gates, then approximately 1km up a flat gravel driveway to the ample parking area of the villa. Distances - Castiglione del Lago - 5km (all shops, restaurants and services)

Castiglione del Lago on Lake Trasimeno is a lovely medieval village on a promontory and has a beautiful square and cobbled streets. The old town perches above the lake on a rock promontory inside its preserved walls and is surmounted by a renaissance castle. Boat trips are available daily to Isola Maggiore, and from there to Isola Polvese (a nature reserve) and Passignano sul Trasimeno. Castiglione has attractive free beaches, restaurants, bars and excellent shops, as well as an unrivalled atmosphere. It is a centre for culinary delights. Free parking is available outside the city walls. There are swimming pools nearby and an excellent supermarket on the outskirts of the town. > more

Refundable security deposit A refundable security deposit of €1,500 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is from May to October;
- Services included and extras:
- Final cleaning is an extra payable locally in the amount of €300 and not included in weekly rental. Additional daily maid service can be ordered at an additional €600 per week (payable locally)
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Electricity consumption is included up to 250kw and excess kw are charged on the basis of consumption at 40 cents per kw
- Heating, if required, is payable on the basis of consumption of gas at €4.50 per m3.
- Kitchen gas and water costs are included
- High chairs and cots are available at an additional cost of € €50 per week
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;
