Description

Not far down a gravel road in the Umbrian countryside, the stone and wrought iron fence of Villa Francesca comes into view. Olive trees follow the fenceline and a lovely green lawn surrounds the villa leading down to the swimming pool area. Surrounding the property are fields planted with sunflowers, maize and other seasonal crops and the hill town of Assisi a major feature on the horizon.

A large stone portico, open on three sides provides a perfect location for alfresco meals, enjoying great views over the pool towards Assisi and benefitting from welcome summer breezes. Doors lead into a large open plan area and immediately on the left is a well equipped kitchen with windows looking out to the portico.

The open plan living and dining room is rustic in nature with large exposed roof beams and a typical Umbrian paved floor covered in rich rugs. Sumptuous divans in pastel colours and a large stone fireplace are on one side leading to a lovely luminous reading room opening onto the back garden. At the other end a dining table for  8 guests is within convenient reach of the kitchen.

A door leads through to a corridor with double bedroom and two bathrooms, whilst stairs lead upstairs where three other bedrooms are located. Please note that two of the bedrooms  are arranged as a bedroom suite, sharing one bathroom and the second bedroom is only accessible from the first. The other bedroom has an en-suite bathroom and opens onto the front terrace. There are several verandas accessible from the upstairs bedrooms and independent external stairs lead down to the front garden.

The swimming pool is 14m x 6m and a lawn the size of a football field provides space for games or sunbaking behind it. Umbrellas and sunlounges are set out around the pool. Stairs lead down to a games room under the house and there are two additional bathrooms on this level.

Lying along a quiet country gravel road just 7km from Assisi, access to Villa Francesco is through secure gates into a paved driveway.

Assisi is a travel favourite, a simple and peaceful town with a rich religious heritage in a lovely part of Italy. It's a great town for wandering and exploring. Its narrow and steep lanes are picturesque and conceal plenty of surprises; hidden restaurants, faded frescoes, stunning views. After the earthquake it suffered in 1997, Assisi has been carefully rebuilt and restored; the town has a well-kept and proud feel to it. There are still repairs being carried out, and work on some of Assisi's frescoes will go on for years, but most of the buildings, streets and monuments are restored and open for business.> more

Refundable security deposit

A refundable security deposit of €500 is payable on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

Additional services and charges - payable locally on arrival (in Euros):

• Mandatory expenses reimbursement of €250 .00 per week is required to be paid on arrival at the villa. The reimbursement is for expenses including final cleaning, air-conditioning, electricity, water and kitchen gas use;
• One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
• Heating (if required) is an additional cost based on the consumption of gas at a cost of €4 per m3;
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

• The season for pool opening is mid May to September
  
• Baby sitting services can usually be organised locally by the area manager;
• Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
