DescriptionVilla Nestore is situated 1km from the central town of Marciano in the Umbrian countryside. The property is 2ha of which 5000sqm is fully fenced and enjoys lovely rural views. The villa is of recent construction, fully air-conditioned (except one single room) and is slightly raised with a large veranda surrounding the back of it. Lawns and lush gardens lead approximately 50m down to the pool area which includes a furnished solarium and raised cedar Jacuzzi. Entering the villa from the veranda, there is a compact living room with two divans, a fireplace and bar area leading through to a large kitchen with an open grill and large table seating10. A corridor leads to two spacious double bedrooms and two bathrooms with showers. Stairs lead up to the first floor where there are three bedrooms, one double and two singles, all sharing a further bathroom with shower. Externally there is the access to the gym and spa rooms, and a walkway leads down past flower beds to the lovely pool area with its rural outlook, There are various opportunities for alfresco dining – either down by the pool or under the veranda surrounding the villa that is furnished with a large table and chairs. Excursions are easy from Villa Nestor as the main E45 highway from Perugia leading towards Rome is just a few kilometres from the villa. The owner also provides 4 mountain bikes for guest use.

Just a few kilometers from Perugia, Marsciano, a town of medieval origin has over the centuries developed into a flourishing centre in the Middle Tiber valley due to its ceramics and brick industry. The historic center is accessed through the Porta Vecchia (old gate) where the remains of the Castle of the Counts of Marsciano can be seen (1004ad). A maze of narrow laneways typical of the middle ages leads to the parish church dedicated to St John the Baptist, patron saint of Marsciano. > more

Refundable security deposit A refundable security deposit of €200 is payable on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Reimbursement of expenses of €300.00 per week are payable on arrival at the villa. The reimbursement covers final cleaning, energy and utilities, use of wellness and 4 mountain bikes;
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person. Swimming pool towels are also provided;
- Heating (if required) is an additional cost based on the consumption of energy;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
Other information - The season for pool opening is mid May to October;
- Baby sitting services can usually be organised locally by the area manager;
- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
